Alanya: a resort people live in all year round

Alanya lies in the east of Antalya Province, between the Mediterranean Sea and the Taurus Mountains. The mountains shelter the town from cold winds, so winters are mild and the swimming season lasts from May to the end of October — the coast enjoys around 300 sunny days a year. Antalya International Airport is about two hours away by car, and Gazipaşa-Alanya Airport about 40 minutes. That is why Alanya has become one of the main destinations for foreign property buyers in Turkey, home to newcomers from Russia, Ukraine, Kazakhstan, Germany, Scandinavia and dozens of other countries.

The town’s symbol is Alanya Castle on its rocky peninsula, with the 13th-century Red Tower; the castle and the historic shipyard are on UNESCO’s World Heritage Tentative List. Nearby are Damlataş Cave, Cleopatra Beach, the cable car and the marina. Many of the town’s beaches fly the Blue Flag for clean water and good facilities.

Alanya’s neighbourhoods: where to buy

Alanya stretches about 60 kilometres along the coast, and each neighbourhood has its own character:

• Alanya Centre — promenades, Cleopatra and Keykubat beaches, restaurants, everything within walking distance. The highest prices and steady rental demand.
• Oba, Cikcilli and Tosmur — residential areas close to the centre, popular with families living here permanently.
• Kestel and Mahmutlar — new complexes with pools, a long seafront promenade and a large international community.
• Kargicak and Demirtas — hillside villas and residences with panoramic sea views, peace and quiet, and the shortest drive to Gazipaşa airport.
• Konakli, Avsallar, Incekum and Payallar — the western coast with sandy beaches, pine forests and a resort feel.

What kind of property to buy in Alanya

Apartments in residential complexes form the core of the market: studios and 1+1 units for holidays and rentals, 2+1 and 3+1 for families. Most complexes have a pool, security, parking, a gym and a sauna, and newer projects add indoor pools, playgrounds and spas. If you want more space, there are penthouses with terraces, duplexes and villas with private pools. Investors look at ground-floor commercial units and building plots.

New builds are often sold with a developer payment plan during construction, while resale apartments usually come furnished, so you can move in or start renting right after the purchase.

What drives the price

The most expensive property is in the centre and on the seafront; the most affordable is a few kilometres inland and along the eastern coast. The year of construction, the complex’s facilities, sea views, the floor and whether the building has its occupancy permit also affect the price. Infrastructure and everyday life

Alanya has state and private hospitals, dental clinics, Turkish state and private schools, as well as schools and kindergartens teaching in other languages. Large shopping centres, supermarket chains and weekly markets are found in every area. The climate through the seasons

Spring arrives in Alanya at the end of March, and April and May are the best months for walks in the mountains. Summer lasts from June to September: July and August are hot and humid, and the sea warms up to 28 degrees. Autumn, with a warm sea and fewer tourists, is many residents’ favourite season. Winter runs from December to February: there are rainy days, but daytime temperatures are usually above 15 degrees and snow is seen only high in the mountains. The mild climate makes Alanya a comfortable place for anyone escaping the cold European winter.

Rentals and investment

The tourist season from May to October drives demand for short-term rentals, while in winter long-term rentals are sought by people relocating to Alanya. Foreigners buy property in Turkey on the same terms as citizens: you need a passport, a tax number and a Turkish bank account, and ownership is registered at the Land Registry with a title deed (tapu).
