Alanya Centre: living a step from the sea

Alanya’s central neighbourhoods — Saray, Güller Pınarı, Hacet, Şekerhane and the streets around them — surround the rocky peninsula crowned by the castle. From here you can walk to Cleopatra Beach, the promenade, the harbour and the old town, and Gazipaşa airport is about 40 minutes away. The centre is lively all year: public offices, banks, hospitals, markets and hundreds of cafés are here, so it never empties out in winter the way many resort villages do.

Beaches

West of the peninsula runs the famous Cleopatra Beach — around two kilometres of fine sand and remarkably clear water with a gentle entry. To the east is the town’s Keykubat beach, which continues towards Oba. Both are well equipped with sunbeds, showers, cafés and lifeguards. Most apartments in the centre are 200–700 metres from the sea; seafront homes are rarer and considerably more expensive.

Infrastructure

  • state and private clinics, pharmacies and dentists in every neighbourhood;
  • schools, kindergartens, language courses and sports clubs;
  • markets, supermarkets, shopping streets and the old bazaar;
  • the marina, the cable car up to the castle, Damlataş Cave, museums and concert venues;
  • buses and dolmuş minibuses to every part of Alanya and towards Antalya.

What to buy in the centre

There is almost no free land left in the centre, so most of the market is resale — 1+1, 2+1 and 3+1 apartments in buildings of different ages. New projects are small: boutique residences of 20–60 apartments with a pool in the garden or on the roof. You will also find spacious apartments from the 1990s and 2000s with large balconies, often bought for renovation. For investors, studios and 1+1 units near Cleopatra Beach are attractive, with rental demand almost all year.

  • people who want to live without a car and enjoy an urban rhythm;
  • retirees who value having doctors, pharmacies and shops nearby;
  • investors focused on short-term and long-term rentals;
  • remote workers who like cafés, co-working spaces and city life.

Rentals

Apartments in the centre rent faster than in outlying areas: to tourists for short stays in summer, and to families and professionals working in town in winter. As a result, empty periods between tenants are short and rents are above the Alanya average.

Prices and investment potential

The centre is the most expensive part of the Alanya coast for a simple reason: there is almost no land left for new construction, while demand from locals, tourists and foreign buyers never lets up. Limited supply supports prices even when the wider market slows. The highest values belong to apartments within walking distance of Cleopatra Beach and those with castle or sea views; homes deeper in the neighbourhoods and in buildings more than twenty years old are noticeably cheaper. A popular strategy is to buy a spacious resale apartment, renovate it and let it all year — such properties hold their value well and sell quickly when the time comes.

Distances and transport

  • Cleopatra and Keykubat beaches — from 200 metres to 1 kilometre;
  • the castle, marina and old town — on foot or by cable car;
  • Gazipaşa airport — about 40 kilometres, a 40-minute drive;
  • Antalya airport — about 125 kilometres, roughly 2 hours;
  • Mahmutlar — 15–20 minutes, Avsallar — about 25 minutes.

City buses and dolmuş minibuses leave the centre for every part of Alanya, and intercity coaches run from the bus station to Antalya, Manavgat and beyond.

Tips for buyers

  • in buildings completed before 2000, check the occupancy permit and the condition of the structure — Turkey’s earthquake building standards have been tightened considerably since then;
  • ask whether the building has a lift and an allocated parking space, as both can be scarce in the centre;
  • apartments near the harbour and bars can be noisy on summer evenings — view the property at the weekend too;
  • if you plan holiday lettings, note that since 2024 renting homes to tourists in Turkey requires a permit from the Ministry of Culture and Tourism, and in apartment buildings the consent of all owners;
  • compare monthly service charges (aidat): they are much lower in buildings without a pool or security.

Pros and cons

  • Pros: walking distance to beaches and amenities, year-round life, strong rental demand, good resale liquidity.
  • Cons: the highest prices per square metre, fewer new complexes with large grounds, noise and parking problems in high season.
