Buying property

Can a foreigner buy property in Turkey?

Yes. Citizens of most countries, including Russia, Ukraine, Kazakhstan and the EU, can buy apartments, villas and land in Turkey in their own name. Ownership is confirmed by a title deed called a tapu. See the step-by-step process in our guide to buying property in Turkey.

What costs are involved in buying property in Turkey?

The main costs are the title deed transfer tax — 4% of the declared value (usually split between buyer and seller), an SPK valuation fee, notarised translations, DASK earthquake insurance and utility connections. How long does a purchase take?

For a completed home with an occupancy permit it usually takes 1–3 weeks: getting a tax number, opening a bank account, the SPK valuation and a land registry appointment to transfer the title deed. For off-plan projects the timeline depends on the completion date.

Can I buy property remotely without coming to Turkey?

Yes. You choose the property via a video viewing, and our lawyer completes the deal under a notarised power of attorney. It can be issued at a Turkish consulate or by a notary in your country with an apostille. Browse listings with video tours.

What are Hot Deals and are the discounts real?

Hot Deals are properties where the owner or developer has agreed a discounted price for a limited time. The old price and the end date are shown on the card; when the offer expires, the property is automatically removed from the section.

How much does a villa with a pool cost in Alanya?

Villas with a private pool in Alanya start from €350,000 on the resale market and from €450,000 in new projects. The price depends on the area, sea view and plot size. The most popular villa areas are Kargicak, Tepe and Konakli.

Do you help after the purchase?

What are tapu and iskan?

A tapu is the title deed issued by the land registry. Iskan is the occupancy permit confirming that the building was constructed according to the approved plan. It is safer to buy with iskan: without it, connecting utilities and getting a residence permit is harder.

How do you check that a property is legally clean?

We request a land registry extract (liens, mortgages and encumbrances), check the occupancy permit, utility and tax debts and the seller’s authority. For new builds we also verify the building permit and the developer’s track record. More on our services page.

What is DASK insurance?

DASK is compulsory state earthquake insurance. Without the policy you cannot transfer the title deed or connect utilities. For an apartment it usually costs €30–100 per year.

Residence permit and citizenship

Does buying property give the right to a residence permit in Turkey?

Yes. A homeowner can obtain a short-term residence permit (ikamet) for 1–2 years with renewals. In Antalya there are requirements for the minimum property value and the district. More on the residence permit and citizenship by investment page.

How do you get Turkish citizenship through property investment?

You need to buy property worth at least $400,000 with a 3-year no-sale restriction and an SPK valuation. Citizenship is granted to the investor, their spouse and children under 18. See citizenship-eligible properties.

Rentals and yield

What rental yield can I expect in Alanya?

Long-term rentals yield 5–7% per year on average; short-term summer lets can reach 8–10% with good management. Demand is highest for 1+1 and 2+1 apartments near the sea in Mahmutlar and the centre. We offer a rental management service.

Why is Mahmutlar so popular with foreigners?

A promenade more than 5 km long, complexes with pools and spas, well-developed infrastructure and prices lower than in the centre. There is a large international community with plenty of cafés, shops and services for foreigners.

Which area of Alanya is best for families with children?

Families most often choose Oba and Tosmur: private and state schools, hospitals, parks and the city centre are close by. For beach time with little ones, the sandy beaches of Kestel and Incekum are ideal.
