Oba: a residential area for year-round living
Oba begins just east of Alanya centre, 3–5 kilometres from the castle, and stretches from the sea to the foothills. It is one of the most comfortable areas for living here all year: many Turkish families live in Oba, and it has schools, health centres, sports facilities and shops, with Alanya centre just 10 minutes away by bus. Oba is less tourist-oriented than the centre or Mahmutlar, so life in winter carries on just as it does in summer.
Sea and leisure
The southern part of the area reaches the sea, where the beach continues the town’s coastline from Keykubat Beach, with sand and fine pebbles. A promenade with a cycle path runs along the sea all the way to the centre. The further you go from the sea, the calmer and greener the streets become: gardens remain, and upper-floor apartments enjoy views of the mountains and the coast.

For investors, the area’s main appeal is stable long-term rental: tenants — families and professionals — stay for years, and empty periods between them are minimal.

City buses run along Oba’s main streets, and a cycle path follows the sea all the way to the centre — many residents commute by bike or e-scooter.
Tips for buyers
- decide early whether you need a complex with a pool: apartments in buildings without shared facilities are cheaper both to buy and to maintain;
- if you have children, check which schools and kindergartens are within walking distance — one of the area’s biggest advantages;
- buildings on the main road are noisier than those deeper in the neighbourhood but closer to bus stops;
- for year-round living, choose a south-facing apartment — warmer and brighter in winter;
- on the slopes above the main road you can find sea-view apartments at lower prices than on the coast.
Pros and cons
- Pros: everything you need nearby, year-round life, proximity to the centre, a wide choice of schools, steady rental demand.
- Cons: some streets are 1.5–2 kilometres from the sea, there is less of a resort atmosphere, and the main road can be busy in season.
