Antalya Province: the Turkish Riviera

Antalya is a province in southern Turkey stretching for hundreds of kilometres along the Mediterranean — from Kaş and Kemer in the west to Gazipaşa in the east. It is the country’s leading holiday region, with well-developed infrastructure, an international airport in the city of Antalya and a second airport in Gazipaşa. The province has metropolitan status, which matters for foreigners: it determines, for example, the property value thresholds for a residence permit.

Climate

The Taurus Mountains shelter the coast from northern winds, so winters in Antalya are mild and sunny while summers are hot and long. The swimming season runs from May to the end of October, and in August the sea reaches 28–29 degrees. Spring and autumn are ideal for walking and outdoor activities, and in winter you can stroll by the sea in the morning and drive up to snow in the mountains in the afternoon.

Transport

Antalya Airport is one of Turkey’s largest, with direct flights to dozens of cities across Europe, the CIS and the Middle East. In the east of the province, Gazipaşa-Alanya Airport is convenient for Alanya residents. Intercity coaches connect the province’s towns, and the D400 highway runs along the coast.

Tourism and rentals

Antalya welcomes millions of tourists every year, so demand for rentals is high — short-term in summer and long-term in winter. Note that since 2024, letting homes to tourists by the night in Turkey requires a permit from the Ministry of Culture and Tourism and, in apartment buildings, the consent of all owners. Long-term rentals do not require this permit.
