Konakli: a resort area west of Alanya

Konakli lies about 12 kilometres west of Alanya centre, on the road towards Antalya. It has its own history and its own centre with a mosque, a square, shops and a weekly market, so it feels like a small independent town by the sea. There are many hotels, yet the residential streets stay calm; residents include Turkish families and foreigners from Germany, Scandinavia, Russia and elsewhere. Alanya centre is 15–20 minutes away, and Antalya airport about an hour and a half.

Beaches

Konakli’s coastline consists of long beaches of sand and fine pebbles, clean sea and a landscaped promenade. It is lively in summer thanks to the hotels, but finding space on the beach is easy. To the west begin the sandy beaches of Türkler and Avsallar, and to the east picturesque coves on the way into Alanya centre.

Infrastructure

  • supermarkets, a market, shops, cafés and restaurants in the town centre;
  • schools and kindergartens, a health centre and private clinics;
  • banks, pharmacies, sports grounds and parks;
  • frequent buses to Alanya and towards Avsallar, Incekum and Antalya.

What to buy in Konakli

Konakli offers 1+1 and 2+1 apartments in complexes with pools, spacious family apartments, penthouses and villas on the slopes with sea views. New projects are often built a few hundred metres from the beach, and the resale market includes furnished apartments in well-kept complexes. Prices are lower than in Alanya centre, with comparable local infrastructure.

Who Konakli suits

  • people who want to live in an independent seaside town with its own amenities;
  • buyers who often fly through Antalya airport;
  • families and retirees who value calm and proximity to the beach;
  • investors targeting summer rentals to tourists.

Rentals

Summer demand for short-term rentals in Konakli is steady, with tourists who prefer an apartment to a hotel. In winter, apartments are rented long-term by foreigners who spend the colder months in Turkey.

Prices and investment potential

Prices in Konakli are moderate: lower than in Alanya centre and comparable with the eastern areas, despite Konakli’s own well-developed infrastructure. The easy drive to Antalya airport, which handles the most international flights, attracts buyers from Western and Northern Europe, so demand for quality apartments near the sea is steady. The most liquid properties are 1+1 and 2+1 apartments in complexes with a pool a few minutes from the beach, and villas with sea views. Rental income is mostly seasonal, but thanks to the long swimming season and European winter tenants, an apartment can earn for most of the year.

Distances and transport

  • the sea — from 100 metres to 1.5 kilometres;
  • Alanya centre — about 12 kilometres, 15–20 minutes;
  • Avsallar — 10 minutes, Incekum — about 15 minutes;
  • Antalya airport — about 110 kilometres, roughly an hour and a half;
  • Gazipaşa airport — about 55 kilometres, about an hour.

Tips for buyers

  • apartments next to hotels can be affected by entertainment and disco noise in summer — ask what is nearby;
  • ask the management company how many owners live in the complex in winter: it determines how lively it feels off-season;
  • compare seafront complexes with those above the main road — the latter are noticeably cheaper and only a 5–10 minute walk from the beach;
  • holiday lettings to tourists require a Ministry of Culture and Tourism permit and the consent of all owners in the building;
  • the D400 road can be congested in summer — factor this in if you often drive to Alanya centre.

Pros and cons

  • Pros: its own infrastructure, good beaches, moderate prices, an easy drive to Antalya airport.
  • Cons: you need transport to reach Alanya centre, many tourists in summer, some complexes sit by the busy main road.

If you are considering western Alanya, compare Konakli with Avsallar and Incekum, and see the purchase steps in our guide for foreign buyers.
