Payallar: a quiet coast at Alanya’s western edge

Payallar lies about 25–28 kilometres west of Alanya centre, next to Okurcalar and close to the border with Manavgat. It is one of the calmest areas on the coast: hotels line the sea, while residential streets are surrounded by gardens and pine-covered hills. Payallar’s main advantages are its clean beaches, unhurried pace of life and an easy drive to Antalya airport, just over an hour away. Alanya centre is 30–35 minutes away.

Sea and nature

Payallar’s coastline consists of sand-and-pebble beaches and small, picturesque coves with clear water. Hotel guests come in summer, but the beaches stay spacious. Above the main road begin pine-covered hills and country lanes — a great area for walks and cycling.

At the same time, the area is far from the centre and lives mainly in season, so a resale may take longer than in Mahmutlar or Oba. The properties that hold their value best are apartments in complexes with a pool within walking distance of the sea, and homes with sea views.   • year-round living requires a car: shops and clinics are spread across neighbouring villages;
  • compare prices with Avsallar and Incekum — sometimes the same budget buys an apartment closer to better infrastructure.
