Apartments are the most popular property type among foreign buyers in Alanya. Most are in residential complexes with a pool, security, parking and landscaped grounds, and new projects add an indoor pool, gym, sauna, hammam and playgrounds. These facilities let you live as if on holiday all year round and make apartments sought after by tenants too.

Layouts: what 1+1, 2+1 and 3+1 mean

In Turkey, rooms are described as “bedrooms + living room”. A 1+1 apartment has one bedroom and a living room with kitchen — popular for holidays and rentals. A 2+1 has two bedrooms and a living room, the most versatile option for families. 3+1 and larger suit big families and people working from home. Studios (1+0) are less common and suit investors on a small budget.

New build or resale

• New builds — modern layouts, brand-new facilities, developer payment plans; buying during construction is usually cheaper.
• Resale — move in or rent out straight away, often sold furnished and equipped; the price per square metre is usually lower.

For year-round family life, consider Oba and Cikcilli; for an international community by the promenade, Mahmutlar and Kestel; for holidays by a sandy beach, Avsallar. If walking distance to everything matters most, choose Alanya Centre.

What to check when buying

• the distance to the sea and a safe crossing over the main road;
• orientation: south-facing is warmer in winter, north-facing cooler in summer;
• the monthly complex service charge (aidat);
• the occupancy permit (iskan);
• noise from the main road, restaurants and nearby hotels.
