Cikcilli: new complexes with sea views

Cikcilli lies north of Alanya centre and Oba, on slopes that rise gently from the coast towards the mountains. Most complexes are 2–4 kilometres from the sea and 10–15 minutes from the centre by car or bus. In recent years it has become one of Alanya’s fastest-growing areas, with dozens of residential complexes offering extensive facilities, and apartments on the middle and upper floors enjoy panoramic views of the sea, the castle and the mountains.

Life in the area

Cikcilli is popular with families living in Alanya permanently, including many Russian speakers. Its elevated position makes it airier and slightly cooler in summer than right by the sea. Keykubat and Cleopatra beaches are a bus ride away, and some complexes run a shuttle to the sea for residents in season.

You will find 1+1 and 2+1 apartments, spacious 3+1 units, and penthouses and duplexes with terraces overlooking the sea. Because it is set back from the coast, prices in Cikcilli are lower than in the centre and Oba despite the higher standard of complexes, and new builds are often sold with payment plans.

Values are rising as the area develops, with new roads, schools and shops. There is a risk to weigh too: the number of projects under construction is increasing supply, so at resale your apartment needs to stand out through its view, layout, floor and the quality of the complex. The best investment options are apartments with a protected sea view in complexes by reputable developers.

  • check whether a neighbouring plot could block your sea view: construction is ongoing and today’s panorama may change;
  • if you don’t plan to buy a car, check the bus timetable and whether there is a beach shuttle;
  • look at the street gradient and the car park entrance — it matters on rainy winter days;
  • for off-plan projects, compare payment plans from different developers — they vary widely.
