Kargicak: villas and residences with panoramic sea views
Kargicak lies about 15–17 kilometres east of Alanya centre, just beyond Mahmutlar. Here the mountains come almost down to the sea, so most homes sit on the slopes — with some of the most beautiful views on the coast. Kargicak attracts people who want peace, space and privacy without giving up infrastructure: Mahmutlar’s shops and services are 5–10 minutes away by car, and Gazipaşa airport about 25 minutes.
Sea and nature
Below, along the main road, stretch beaches with clean water that are far less crowded in summer than those in the centre or Mahmutlar. Further up the slopes you will find pine trees, banana and citrus groves, and mountain roads for walks and cycling. The air in the upper streets is fresher, and summer nights are cooler than by the sea.
Infrastructure
- small shops, cafés and restaurants in Kargicak itself;
- supermarkets, clinics, schools and a market in neighbouring Mahmutlar;
- buses along the main road towards Mahmutlar and Alanya centre;
- for life on the slopes, your own car or a complex shuttle is recommended.
What to buy in Kargicak
This is an area of premium formats: villas with a private pool and garden, boutique residences with only a few apartments, penthouses and duplexes with wide terraces, and complexes with infinity pools and sea views from every apartment. Building plots are also available for anyone who wants to build their own villa. Prices per square metre in view projects are higher than in Mahmutlar, but buyers get space, privacy and a panorama that cannot be built out.
Who Kargicak suits
- buyers looking for a villa or a spacious apartment with a sea view;
- families and couples who value quiet and privacy;
- people who often fly through Gazipaşa airport;
- investors targeting premium short-term rentals.
Rentals
Villas with pools and view apartments in Kargicak are in demand with tourists travelling in large families or groups who are willing to pay for privacy. The short-term rental season runs from May to October. Long-term rentals are less sought after than in Mahmutlar because of the distance to amenities.
Prices and investment potential
Kargicak is a premium-segment area: eastern Alanya’s most expensive villas are sold here, and the price per square metre in view projects is higher than in neighbouring Mahmutlar. For that money, buyers get something that becomes rarer every year — a sea panorama that cannot be built out, and generous plots. The pool of buyers for such properties is smaller, so selling a villa may take longer than selling a standard apartment, but unique properties hold their value well. For investors, the most attractive option is letting villas with pools by the night: in season they enjoy steady demand from large families and groups of friends.
Distances and transport
- the sea — from 100 metres for homes by the main road to 2 kilometres for villas on the slopes;
- Mahmutlar — 3–5 kilometres, 5–10 minutes;
- Alanya centre — about 17 kilometres, 20–25 minutes;
- Gazipaşa airport — about 23 kilometres, roughly 25 minutes;
- Antalya airport — about 140 kilometres, just over 2 hours.
Tips for buyers
- before choosing a villa high on the slope, drive there yourself: steep climbs and narrow roads are not for everyone;
- ask how water supply is handled — upper levels often rely on storage tanks and pumps;
- budget for private pool and garden upkeep, or choose a villa in a complex with a management company;
- check mobile and internet coverage — critical if you work remotely;
- letting a villa to holidaymakers requires a permit from Turkey’s Ministry of Culture and Tourism — we can help you obtain it.
Pros and cons
- Pros: panoramic views, peace and space, villas and premium projects, uncrowded beaches, proximity to Gazipaşa airport.
- Cons: hard to live without a car, steep climbs to some complexes, few shops and services within walking distance.
For comparison, see neighbouring Mahmutlar with its developed infrastructure and Demirtas, an even quieter area further east.
