Mahmutlar: the pros and cons of Alanya’s most popular area

Mahmutlar is often described as Alanya’s most international neighbourhood, and not by chance: thousands of foreigners live here, and many buyers choose it before their first visit. But is it right for you? We have put together an honest list of pros and cons based on the experience of clients who live in Mahmutlar all year round.

How Mahmutlar has changed

In the early 2000s Mahmutlar was a small village among banana plantations. The construction boom turned it into a fully fledged district with dozens of residential complexes, wide streets, a promenade and its own infrastructure. Today you could spend a year here barely leaving the area: there is everything from supermarkets to dental clinics and from language schools to vets.

The pros of Mahmutlar

A huge choice of homes

No other area of Alanya has as many complexes with pools, gyms and security. You can choose a new build with a payment plan or a furnished resale apartment, a studio to let or a spacious 3+1 for the family. Plenty of supply gives buyers room to negotiate.

The promenade

A landscaped promenade with palm trees, cycle lanes, sports areas and playgrounds runs the length of the district. Morning runs by the sea, evening strolls and seaside cafés are a big part of local life — and not just in summer.

Amenities within walking distance

Supermarkets, bakeries, pharmacies, private clinics, banks, salons and restaurants are all close by. The weekly market with farm produce is a treat in itself. Many services operate in Russian and English, which makes settling in easier.

Community

In Mahmutlar it is easy to find friends, a doctor or a tradesperson who speaks your language, sign children up for activities and become part of local life — a real advantage for first-time movers.

Rental demand

Foreigners often rent in Mahmutlar for a few months first to get to know Alanya. As a result, long-term rentals are in demand in winter and summer alike, and the season adds tourist demand on top.

The cons of Mahmutlar

Dense development

In some streets buildings stand close together, and the view from the window is the neighbouring complex. If space and sea views matter, choose upper floors, the seafront, or neighbouring Kestel and Kargicak.

The main road

The busy D400 road runs through the district. Apartments facing it are noisier, and from complexes above it you need a crossing to reach the sea.

Many similar listings

The flip side of so much choice is competition at resale. An apartment in a standard complex sells more slowly than one with a special view, layout or location. Think about this upfront if you plan to sell in a few years.

The trip to the centre

Alanya centre is about 15–20 minutes away, and the road can be busy in season. For many residents this is no problem — everything they need is in the district — but lovers of town life should bear it in mind.

Service charges in “luxury” complexes

Indoor pools, spas, water slides and 24-hour security cost money. Before buying, find out the monthly charge and what it covers.

Who Mahmutlar suits — and who it doesn’t

Tips for buying in Mahmutlar

• compare service charges, the complex’s age and the quality of management as well as prices;
• check that the building has its occupancy permit — some buildings in the area have waited years for one;
• view apartments at different times of day to judge the noise;
• for investment, choose 1+1 and 2+1 units near the promenade;
• if you want quiet, consider the upper streets of the district or neighbouring Kestel.
