Alanya areas guide: where to buy an apartment

Alanya stretches about 60 kilometres along the sea, and the area you choose shapes daily life as much as the apartment itself. The distance to the beach, noise, neighbours, prices, rental returns and how lively it is in winter all depend on the neighbourhood. In this guide we briefly describe each area and help you work out which one suits you.

How Alanya is laid out

The coast divides roughly into three parts. In the middle is the town centre with the old castle, Cleopatra Beach and the promenades. To the east stretch residential areas with new complexes — Oba, Cikcilli, Tosmur, Kestel and Mahmutlar — and beyond them quiet Kargicak and Demirtas, close to Gazipaşa airport. To the west lies the resort side with sandy beaches — Konakli, Avsallar, Incekum and Payallar — closer to Antalya airport.

Alanya Centre

The centre is for people who want an urban rhythm and to manage without a car. Cleopatra and Keykubat beaches, the marina, restaurants, hospitals and markets are all within walking distance. Prices are the highest and there are few new complexes with large grounds, but rental demand is steady all year and resale liquidity is excellent.

Eastern Alanya

Oba

Oba starts right after the centre. It is the most “town-like” of the residential areas: schools, clinics, big supermarkets, sports clubs and many Turkish families. It suits people moving to Alanya for good who want an ordinary life rather than a resort environment.

Cikcilli

Cikcilli sits on the slopes above Oba. Complexes here have hotel-level facilities, and the upper floors look out over the whole coast. The sea is 2–4 kilometres away, but prices are lower than by the water.

Tosmur

Tosmur is a green neighbourhood by the Dim River with small, friendly complexes. Quiet, relaxed and only 10 minutes from the centre.

Kestel

Kestel is a compromise between calm and convenience: uncrowded beaches, seafront complexes and Mahmutlar next door.

Mahmutlar

Kargicak and Demirtas

Kargicak offers villas and view residences on the slopes, with peace and privacy. Demirtas is the most affordable and tranquil part of the east, 20 minutes from Gazipaşa airport, with growth potential.

Western Alanya

Konakli

Konakli is an independent small town with its own centre, market and promenade. It is popular with Europeans thanks to the easy drive to Antalya airport.

Avsallar and Incekum

Avsallar and neighbouring Incekum are known for Alanya’s best sandy beaches and pine groves. Prices are among the most affordable, and life is mostly seasonal.

Payallar

Payallar is a quiet western edge with clean beaches, closest to Antalya airport.

• living in an international community — Mahmutlar, Kestel;
• living without a car — the centre, Oba, Mahmutlar;
• retirement — the centre, Oba, Mahmutlar, with doctors, pharmacies and the promenade nearby;
• holidays by a sandy beach — Avsallar, Incekum, Konakli;
• a villa with a sea view — Kargicak and the slopes of Kestel and Konakli;
• year-round rentals — the centre, Oba, Mahmutlar;
• seasonal holiday lets — the centre, Avsallar, Incekum, Konakli;
• the smallest budget — Demirtas, Payallar, Avsallar, Cikcilli.

Other things to consider

• The airport. If you often fly via Gazipaşa, look east; via Antalya, look west.
• Winter. The western resort areas quieten down in winter, while the eastern residential areas and the centre stay lively all year.
• The D400 road. It runs the length of the coast: apartments next to it are noisier, and complexes above it are cheaper but you have to cross the road to reach the sea.
• Terrain. The higher up the slope, the better the view — and the harder the walk.
