Kestel: a quiet area between Tosmur and Mahmutlar

Kestel is about 8–10 kilometres east of Alanya centre, bordered by Tosmur and the Dim River to the west and Mahmutlar to the east. It appeals to people who like Mahmutlar’s infrastructure but want more peace and space: development is less dense, and gardens and orange groves remain between the complexes. Alanya centre is about 15 minutes by car, and Gazipaşa airport about 35 minutes.

Beaches

Kestel’s coastline consists of long sand-and-pebble beaches with clean water and a gentle slope, noticeably less crowded than the town beaches in summer. A promenade with seating areas runs along the sea, and a few minutes’ drive away the Dim River valley offers picnic spots that stay cooler than the coast on hot days.

Infrastructure

  • supermarkets, bakeries, and cafés and restaurants by the sea;
  • private clinics and pharmacies, with larger hospitals 10–15 minutes away in neighbouring areas;
  • schools, kindergartens and sports grounds;
  • bus stops on the main road with frequent services to the centre and Mahmutlar.

What to buy in Kestel

Kestel offers apartments in new complexes from 1+1 to spacious 3+1 units, penthouses and duplexes, plus villas on the slopes above the main road. Some complexes are right on the seafront, separated from the sea only by the promenade, and sea-view apartments in these buildings are especially sought after. The resale market has furnished apartments in complexes from the 2000s and 2010s with large grounds. Prices are on average similar to Mahmutlar and lower than in the centre.

For current offers, use the area filter in the catalogue of apartments in Alanya; villas are listed under “Villas in Alanya”.

Who Kestel suits

  • families who want to live by the sea in a calm area;
  • remote workers who value quiet;
  • buyers looking for a seafront apartment at a reasonable price;
  • anyone searching for a villa close to town.

Rentals

In summer, apartments near the sea rent well to tourists, especially families with children who appreciate the gentle entry into the water and less crowded beaches. Winter demand for long-term rentals is lower than in Mahmutlar or the centre, so for year-round letting choose complexes close to bus stops and shops.

Prices and investment potential

Average prices in Kestel are close to Mahmutlar, but the range within the area is wider. Seafront complexes with sea views are noticeably more expensive, while apartments above the main road and on the slopes are more affordable — and many of them still see the sea over the rooftops. The area keeps developing, with new shops, cafés and landscaped stretches of promenade, and property values are rising gradually along with the infrastructure. Investors here typically buy apartments for summer family rentals or buy off-plan to lock in the price. For resale, it matters that the complex has its occupancy permit, a clear management structure and easy access to the beach.

Distances and transport

  • the sea — from 100 metres for promenade complexes to 1.5 kilometres for homes on the slopes;
  • Alanya centre — about 9 kilometres, roughly 15 minutes;
  • Mahmutlar — 5–7 minutes, Oba — about 10 minutes;
  • Gazipaşa airport — about 32 kilometres, 35 minutes;
  • Antalya airport — about 130 kilometres, roughly 2 hours.

Tips for buyers

  • if the complex is above the main road, check for an underpass or traffic lights on the way to the beach — especially important for families with children;
  • for new projects, check the building permit and the expected occupancy permit date, and look at the developer’s completed buildings;
  • seafront apartments with sea views gain value quickly — if you find the right one, don’t wait too long;
  • for year-round living, choose buildings near bus stops and shops, as some streets become noticeably empty in winter;
  • when buying a villa on the slopes, ask about the access road and water pressure on upper levels.

Pros and cons

  • Pros: quiet beaches, lower-density development, seafront complexes, proximity to Mahmutlar and the centre.
  • Cons: fewer shops and cafés within walking distance than in Mahmutlar; from some complexes you have to cross the busy main road to reach the sea.
