Buying land is the route for anyone who wants to build their own villa to their own design, or to invest in an asset that gains value as the coast develops. Foreigners can buy land in Turkey, but certain conditions apply, and legal due diligence matters most of all when buying a plot.

What foreign buyers need to know

  • the plot must be within an approved zoning plan (imar): housing cannot be built on agricultural land (tarla);
  • the law caps the total land area a foreigner may own and requires a development project to begin within a set period after the purchase;
  • the purchase includes a check that the plot is not in a military or security zone.

What to check before buying

  • the zoning status: permitted use, building coverage ratio, number of floors and setbacks;
  • road access and connections to electricity, water and sewerage;
  • slope and ground conditions: building on steep hillsides costs more;
  • shared ownership: if a plot has several owners, all of them must consent to the sale;
  • annotations, seizures and lawsuits on the title deed.

Where people buy land

Plots for sea-view villas are most sought after in Kargicak and on the slopes of Kestel. More affordable land is found in Demirtas and in the west around Avsallar. Zoned plots closer to town suit commercial projects and residential complexes.
